VICE PRESIDENT OF LAND DEVELOPMENT
Land Southeast
The Vice President of Land Development has comprehensive responsibilities related to acquisition of land and land development. This role will oversee and manage all Land Acquisition Departments ensuring each are executing their specific land development functions for identifying, analyzing, underwriting, negotiating, acquiring and developing new lot and land positions. This role will be responsible for, developing and retaining a highly productive and engaging Land Acquisition Department. VP of Land Development will lead and manage all Land Acquisition Departments by coordinating with engineers, attorneys, land planners, developers, brokers, land owners and other consultants to acquire and develop land opportunities into lots for our intended purpose. To accomplish the above-mentioned goals the VP of Land Development will need significant experience in Land Development, with an emphasis on entitlements, permitting and horizontal development processes.
Responsibilities
Creates an annual strategic acquisitions plan defining geographic, product and pricing goals to guide acquisition efforts and support the Company’s overall strategic plan
Ensures general market research focuses on employment, demographics, sales volume and competition
Ensures that acquisition policies, internal control procedures and practices are well understood and complied with
Oversees the preparation of acquisition submittals, feasibility packages including product recommendations, financial analysis, risk mitigation measures, letters of intent, agreements and other related legal documents
Oversees the acquisition escrow and entitlement process, tracks deal status, including transaction milestones
Briefs management on targeted acquisitions; obtains approval for capital expenditure.
Oversees the creation, management, and updating of investment proformas, budgets, schedules, financing scenarios and evaluation of the market characteristics
Participates in and leads negotiations on purchase agreements, oversees the transaction timeline toward a timely closing
Generates acquisition opportunities by developing trusted relationships with a network of industry contacts including brokers, developers and homeowners in the relevant areas of operation; monitors economic and industry tends; identifies growth opportunities
Requirements
Bachelor’s degree in Business, Finance, Real Estate or a related field required
Minimum of ten (10) years of progressively responsible experience in real estate transactions experience that must include property valuation/appraisal, trustee sales, and escrow transactions
Minimum of five (5) years of supervisory experience managing direct reports required
Advanced knowledge of MLS and other real estate tools required
Working knowledge of Microsoft Office (Excel, Word, Outlook) and advanced knowledge of Microsoft Dynamics CRM required
Valid Driver’s license required
State Real Estate License preferred
MBA preferred
Licensed Real Estate appraiser a plus

Responsibilities
Be sure that state and national Fair Housing and real-estate laws and all company policies and procedures are being followed by the brokerage and all agents
Cooperate with the leadership team on a retention strategy to ensure we keep our top-performing real estate agents
Assist with marketing materials for agents and creative online and social media promotion to increase real estate sale
Run all operational aspects of the brokerage including the company’s MLS listings and overseeing all transactions the real estate agents perform
Build up our brokerage by finding and hiring new realtors that will improve our team
Manage a sales team and provide leadership, training, and coaching
Develop a sales strategy to achieve organizational sales goals and revenues
Set individual sales targets with the sales team
Work on sales scripts with agents
Plan and direct sales team training
Qualifications
Excellent customer service and communication skills
3+ years of experience as an actively practicing licensed real estate agent
The management and leadership skills to successfully guide a team of high-performing real estate agents
Candidates must possess a managing broker’s license
Strong understanding of the real estate industry and all state and national Fair Housing and real-estate laws to ensure compliance

Develops policies and procedures for operational processes in order to ensure optimization and compliance with established standards and regulations.
Represents the organization in its relationships with major customers, suppliers, competitors, commercial and investment bankers, government agencies, professional societies, and similar groups.
Develops a sound short-and long-range plan for the organization.
Ensures the adequacy and soundness of the organization’s financial structure and reviews projections of working capital requirements.
Negotiates and otherwise arranges for any outside financing that may be indicated.
Education/Experience
Bachelor’s degree in Business, Health Care Administration, Public Administration or related field. Master’s degree preferred. 5+ years of experience in a top management position in the government or healthcare industry. Extensive experience in contracting, contract acquisition, operations management, and strategic planning and development. Previous experience managing staff, including hiring, training, managing workload and performance.
